Most everyone has heard of radon, which is an odorless invisible gas that naturally occurs throughout the subsurface of the earth and is found across the United States. As radon gas moves up through the soil, it can be drawn into buildings because of the difference in air pressures. The air pressure inside your home is usually lower than the pressure in the soil around the foundations of buildings. Because radon is a cancer causing radioactive gas it is important to be aware of it and to take precautionary measures when building a home. At Fine Line Homes we use a combination of the placement of an appropriate vapor barrier and install perforated pipe under the basement floor which is vented through the roof of the house. This offers a practical passive radon reduction system. If at any time after the home is occupied radon levels are found to be elevated, the passive system can easily be converted to an active system by installing a fan unit in the attic on the vent pipe. The fan can be energized by tapping the circuit for the attic light. No need for retrofits or vent pipes attached to the exterior of the house.
PEX is a polyethylene tubing that has been developed to replace rigid piping systems such as, steel pipe, copper tubing, CPVC among other products. The PEX system offers many advantages over rigid piping systems: • Requires up to 90% less fittings • More Sanitary – no fluxes or chemicals • Encrustation resistant – no mineral and lime build up like other materials • Corrosion resistant – tubing can be installed directly in concrete • Freeze damage resistant – able to expand and avoid ruptures • Quieter than copper or CPVC systems – does not amplify noise PEX tubing offers flexibility in installation techniques – branch and supply or manifold installation. The manifold system runs dedicated water lines to each plumbing fixture, which will deliver hot water fast, provide consistent temperature and pressure and save water and energy.
Can you come up the 20% down payment necessary to build a home? Most consumers cannot. If you are one of the many people that want to build, but can not come up with the down payment, you have options. Many consumers are struggling with the ability to come up with the down payments required by banks since the recession. Most banks require the typical 20% down for a construction loan. That is a lot of money to come up with on a $200.000.00 home. There are alternatives available. If an individual owns a parcel of land that they want to build on, they can use the equity in the land as the down payment, and if there is 20% equity, that individual would not have to come up with any down payment. There are banks that let you wrap the closing costs into the loan under the right circumstances. There is also PHFA (Pennsylvania Housing Finance Authority) financing that is available through select banks. PHFA financing allows you to acquire a construction loan with very little down payment, although there are income restrictions. The interest rate for PHFA financing is at an all time low of 4.6%. Price is always a factor or concern when buying a house, whether it is a new home or a used home. There are many other factors that will impact a home buying decision as well, but price and location are the two most influencing factors in the decision making process. The reality of today’s economic climate has provided an even heightened focus on price. In new home construction, the builder knows the costs of the materials, the labor involved in building the house, costs for servicing the home after the homeowners move in, and the costs of operating the business. That is why home prices in new construction are generally referred to as a “cost based” prices. Nobody said it better than author John Ruskin (1819-1900) when he shared his insight on prices.
